Are you a broker or a bank?+

Broker. That means I shop your file across multiple lenders to find the right fit, instead of forcing you into one product menu like a bank does.

Do you really close loans in both Maine and Florida?+

Yes. I'm fully licensed in both states. Maine has been home base since I started in 2004. Florida came on as I started helping clients move south.

What's a DSCR loan and do I qualify?+

DSCR (Debt Service Coverage Ratio) loans qualify investors based on the rental income of the property, not personal tax returns. Great for real estate investors who own through LLCs or have complex tax pictures. We'll talk through your specific situation on a call.

How long does a typical closing take?+

Most purchases close in 21 to 30 days from accepted offer. Refinances vary. I push for clean, on time closings and keep you in the loop the whole way.

What credit score do I need?+

It depends on the loan program. Government loans (FHA, VA, USDA) are flexible. Conventional and DSCR have their own minimums. Don't self disqualify before we talk.
